After you view all of our available properties and have the addresses ready for the ones you are interested in, call or stop by our office. You can request to make appointments to see the ones you like. You must view the property in person before we will accept your application.
You can either print out our application from this website or you can pick one up when we meet you to show you a property. Fill out the application completely and return it to our office with the application fee and security deposit by money order only. We will not process your application until we receive the security deposit. If you live long distance, contact our office and we can walk you through the long distance process.
We generally have most of our leases for 1 year or ending around the summer time. We will not end a lease during the winter months. If you apply in January, your lease will end in the summer. If you apply in the summer your lease will be for 1 year. If you choose to go month to month after your initial lease term is up, your rent will be increased $200 per month. We do not offer short term rentals.
Many of our properties accept both dogs and cats, or just a cat. Some of them do not accept pets at all. Each property listing will tell you if that home accepts pets or not. Caged animals such as reptiles, fish, birds, etc. may not require a deposit. The Property Manager or Owner reserves the right to charge a security deposit if they feel necessary. The pet deposit fee is $500 per pet and rent is an additional $30 monthly regardless of the amount of pets you have.
We do accept Section 8 for many properties that we manage. The rent and utilities cost must comply with South Dakota Housing Authority guidelines and the house must pass an inspection before Section 8 will pay rent for the tenant.
The person who would become the roommate must fill out the application, pay the application fee, and be approved before they are allowed to move in. If you have a roommate that is not on the lease, that is a lease violation and could result in eviction.
There is a form at our office that both parties would need to agree to and sign. Both parties do not have to be present at the same time but both must sign it and it is not effective until the Property Manager approves it.
There is a form at our office that you must take to your doctor to be filled out and return it back to us. The service animal MUST be certified.
You must give a 30 day notice in writing that begins on the 1st of the month and ends on the last business day of the month. Your move out instructions are on the last page of your lease and also available here.
We mail out the security deposit settlement on the 14th of the following month. If you move out on May 31, we will mail it out on June 14th.
Since we do not pay the utilities that the tenant is responsible to pay themselves, we do not have those figures. You may try calling the utility companies to ask for a yearly average.
Rent is always due on the 1st of the month. There is a grace period until the 3rd. Late fees will be assessed starting the 4th of each month at the rate of $25 the first day and $2 per day after that until the rent is paid in full. You may bring your payments to the office, mail it, or put it in our outside dropbox at the end of our building. If the 3rd falls on a weekend, we must receive your payment on the Friday before in order to avoid late fees. If you put it in the drop box over the weekend it will be considered late on Monday.
If you have never rented before, you may be able to be approved if you have someone that will co-sign on the initial lease terms with you.
